Trei Real Estate GmbH (“Trei”), an international developer and asset manager, just started lettings at its “Fischerhof” residential project at the Zollhafen locality in Mainz. The property, which divides into 88 modern apartments with a combined residential floor area of about 6,500 square metres, has been under construction since September 2021 and is scheduled for completion by the second quarter of 2024. The investment total amounts to c. 40 million euros. General contractor is the MBN GmbH, while Düsseldorf-based HPP Architekten GmbH is responsible for the architectural design and the integrated planning. The estate agency Müller Merkle Immobilien GmbH was hired for the first lettings.

The Fischerhof residential estate is located in the Neustadt district in the northern part of Mainz. It is part of the Hafeninsel II development site of around 5,500 square metres. Man-made canals mark the boundaries of the development site and enhance the feeling to be living directly on the waterfront and close to nature. The property comes with a landscaped courtyard. Its residential units will consist of one to six rooms and will be equipped with fitted kitchens, parquet floors and underfloor heating. Future tenants will have the use of 72 underground parking spots as well as bicycle parking spaces both inside and outside the building.
The wider locality, which is the former customs port of Mainz on the Rhine, is being developed into a new urban quarter grouped around the eight-hectare port basin. It will include residential properties, offices, retailers and gastronomy units in an attractive riverside location. Fischerhof represents one of two construction projects that Trei is engaged in at the Zollhafen locality: At the neighbouring site, Hafeninsel III, the Lotsenhof complex with 95 apartments is under development and will be completed before the end of 2023. In 2022, the development was sold to Competo Capital Partners GmbH, an investment and asset manager. At present, Trei has around 1400 rental apartments under development in Germany, the focus being on multi-family homes. Aside from Mainz, the developments are located in Berlin, Hamburg, Munich and Düsseldorf.
