Trei Invested c. 44.2 Million Euros in Retail Parks in Poland in 2024

Trei Real Estate GmbH (“Trei”), an international developer and asset holder for residential and retail real estate, just opened the 41st retail park of its Vendo Park brand in Poland. The property is located in Kostrzyn nad Odrą, a small town with a population of around 17,600 on the German-Polish border in Lubusz voivodeship. Trei invested c. 8.8 million euros in the property. The latest Vendo Park has a lettable area of around 6,400 square meters and is occupied by outlets of the retail chains and discounters Aldi (food market), dm (drugstore), KIK (textiles), Action (interior decoration), Martes Sport (sporting goods) and Sinsay (clothing). Overall, Trei opened three new Vendo Parks in 2024, whose combined lettable area adds up to around 35,000 square meters. The total investment volume for all three properties approximates 44.2 million euros.

Pepijn Morshuis, CEO of Trei, commented: “Demand for retail parks keeps going up in Poland. Shoppers very much appreciate the diverse range of retail amenities that our various tenants offer. In addition to food markets, drug stores and service providers, we are seeing a growing number of clothing stores move in, which is remarkable insofar as they used to prefer traditional shopping centres. In the case of our latest three Vendo Parks, strong tenant-side demand emerged as early as their planning stage, and all of the lease agreements were already signed during that time.”

In addition to the most recent retail park opening in Kostrzyn nad Odrą, two other retails parks opened for business in 2024, one in Wrocław and the other in Szczecin. The site in Szczecin, which has a total lettable area of around 24,000 square meters and a total of 21 tenants, is the largest Vendo Park in Trei’s portfolio. It is part of an agglomeration that, in addition to the actual Vendo Park (10,559 square meters), includes a stand-alone Lidl discount supermarket (2,055 square meters) and an OBI do-it-yourself store (11,270 square meters). Among the other tenants are Rossmann, Media Expert, TEDi, Pepco, Action or Jysk. In addition, the site offers its visitors around 28,000 square metres of green spaces, 856 parking spots, EV charge points and a well-appointed bicycles infrastructure, including a bicycle repair station.

The Vendo Park in Wrocław has a lettable area of around 5,000 square meters and features outlets of the chains KiK, MaxiZOO, Media Expert, Pepco, Rossmann, Sinsay and TEDi. The retail line-up is supplemented by a stand-alone Aldi supermarket with a footprint of about 1,700 square meters.

The first Vendo Park opened in the town of Nysa, a town in the Opole voivodeship in southern Poland, in October 2013. In the time since, the company’s Vendo Park portfolio has grown to a total of 41 retail parks. Trei intends to keep investing in the further expansion of its Vendo Park portfolio in 2025, planning to open as many as six new sites.
